San Tan Valley is a “commuter community” with the majority of residents having been employed elsewhere. From its physical location, it belongs to Pinal County (not Maricopa) but is not formally incorporated as of this year. Things to Do in San Tan Valley 

Though San Tan Valley is not a town or city (it’s called a “census-designated area”), there are plenty of things to do here! San Tan Valley has a few facilities within the area but you’ll have a lot more fun if you fan out and explore the neighboring towns and cities. If you have kids with you, we recommend trying the 90-minute horseback riding program at the Central Arizona Riding Academy in San Tan Valley.

CARA offers “hands on” lessons on riding and caring for different horses and they encourage both kids and adults to join their programs. The regular rate for a CARA course is $65 but make sure you check the coupon sites like Groupon to see if they’re offering discounts.

San Tan Valley Real Estate

Locating a suitable home is challenging, to say the least. Don’t let this stop you from searching for a nice house in San Tan Valley because the real estate market in this side of the Pinal County is robust and there are new listings every day. The average price of homes in San Tan Valley is $250,000 give or take a few thousand dollars.

Small and large families will be able to locate homes large enough to accommodate everyone. The average single-family home with a price tag of $250,000 commonly has at least 4 bedrooms, 3-4 bathrooms, a square footage of 2,300 and a total lot size of 5,500 sq. ft. It’s also easier to find two story structures here in San Tan Valley and you don’t have to pay an arm and a leg for them, too! Two story detached homes can be found throughout the real estate spectrum here in San Tan Valley.

While many of the homes are a bit pricier than equivalent properties in Queen Creek and other surrounding areas, what’s notable about the properties here is the lots are quite large and this makes San Tan Valley a great place to develop, if you’re planning to use the extra land for development. Additionally, many properties on sale now are completely ready for occupancy. Utilities aren’t a problem as the majority of houses on sale are WiFi ready, too!

I only have $120,000. Is there a place for me at San Tan Valley?

Yes! Fortunately, there is a small number of club houses and condo units available in San Tan Valley, but they are rarer compared to other areas such as Mesa and Chandler. While it’s not impossible to find them, it’s actually easier to locate larger properties valued at $200,000 and up.

A house worth $90,000 – $120,000 would have at least two bedrooms, 1 bathroom and a square footage of 1,500. The lot size may exceed 5,500 square feet on some occasions. As of this writing, land prices in San Tan Valley are quite low, averaging only $57 – $ 86.

The price of land increases slightly with the costlier homes but comparatively speaking it is easier to buy land here than in surrounding areas because of the price point. While many would argue that the low price of land may be due to the location of San Tan Valley, it doesn’t mean that San Tan Valley isn’t progressing. In fact, as we’ve mentioned before, this census-designated location in the Pinal County is experience an appropriate amount of growth and progress, much like the rest of Maricopa County.

What can half a million get me?

Half a million dollars is a lot of money in the housing market and if you’re up for it, you can get a total of 2,200 square feet of floor space and at least 7,000 square feet of land. It’s common for homes in this category to have a small courtyard, pantries and large walk-in closets, too. The number of bedrooms is 2-6 depending on the size and design of the house. Average bathroom count is 2-4, with one large bathroom with added amenities to give the area a luxury feel.

If you love cooking at home, your new kitchen will be fully equipped with appliances and large cabinetry for supplies. All that’s left to do is to go grocery shopping and you’re ready to cook and eat at home.
